Taxes and property fees in Turkey are divided as follows:

1 – VAT:

This tax is paid to the State and is calculated from the market value during the receipt of the property, but it is calculated from the net area and not the gross area

It is divided into three sections:

Commercial property: VAT is (18%)
Residential property, if the net area of the residential area is more than 150 m2: VAT (18%)
Residential property, if the net area in the residential area is less than 150 m2: The value of the VAT varies from 01% to 18%.


Property taxes and fees in Turkey are as follows:
This tax varies depending on the area of ​​the property and the level of construction and the price per square meter of land on which the property is based.

Example : If the building type is luxurious and first-class, and the price per square meter of land on which the property is based is more than 1,000 TL and this is currently applied to most projects,VAT is 18% if the building permit is issued after 01/01/2013. If the building permit is prior to 01/01/2013 the VAT will be only 1%.


2-Tax of ownership registration (TAPU/ TITLE DEED):

The tax value is 4% paid in the real estate registry department in Turkey, this tax is levied at the time of the registration of title bonds. That is when the title deed is registered and is calculated from the actual value of the property while writing the title of the new buyer's name.



3 – one-time fee only:

-Translation and ratification of the buyer's passport into Turkish: $100.

-Fees for obtaining the title deed in the name of the new owner: $90.

-Fees for summoning a sworn translator (registered with the Turkish Translators Association): $100.

-Property Transfer Application fee (payable to the Land and Property Registry Cartographic Office): US$200.

-Water counter register as new purchaser of the property:

Record a whole new water counter: $200 paid only once

(Transfer of counter-holder name from seller to new buyer: $60 paid only once)

-Register the electricity counter with the name of the new purchaser of the drug:

Record a whole new water meter: $150 paid only once

(Transfer of the name of the counter-holder from the seller to the new buyer: $40 paid only once)


4 – Annual Fees:


First: Property ownership Tax:

Turkish municipalities impose an annual fee of (0.03%) on properties established within the service area of ​​the municipality.


Second: Earthquake insurance:

Insurance against earthquake, which is obligatory for property owners. A fixed national tax is charged for this insurance, paid to an insurance company. Typically, it does not exceed 0.1% of the property value.


5 – Monthly service charges:

The fees for services available in residential compounds such as playgrounds, gardens, swimming pools, workers and other services

All property owners within the complex participate in a fixed monthly fee paid to the company based on the services of the complex, in order to maintain and maintain all services, clean work etc., until you find the compound at its best.

These fees vary from one project to another and ranging between $ 1.0 - $ 1.5 per square meter.
