Rent a house in Istanbul

Istanbul is the largest city in Turkey. With the cities that border it, Istanbul is a crossroads that combines western and eastern customs at the same time. If you intend to stay in Turkey for a long time for tourism or otherwise, the most appropriate option is to rent a separate house as it is a more comfortable and less expensive option compared to hotels. First of all, the house is rented through two options:

Rent a tourist house
This option is available to you as long as you wish to stay for one to three months, you are not required to obtain a residence permit to stay in the country during this period. You can contact any tourist office directly to rent the house for an agreed amount.

Rent a personal home
This option would be best if you want to stay or stay long in Turkey, of course you will be looking for a house to rent and this requires some paperwork.

The Rental Contract
Property rental contracts in Turkey are rather standard, and can be bought in a stationery store. But make sure you have someone translate it for you so you know exactly what you are signing.

The typical Turkish rental contract is a four-page document (one large page folded in half). On the contract's pages are the following:

Page 1: Landlord and renter personal information and the terms of the rental, such as duration and the amount of rent.

Pages 2 and 3: Covers the terms of the rental agreement.

Page 4: A record of payments. Each time you pay, you record the payment amount and date, and sign it with your landlord.

Additional Agreements: If you make any additional agreements with the landlord, make sure they are in the contract, because your friendly and amiable landlord may not be so lenient later.
 

The most important information to be written in the contract:

• The address clearly and it says the name of the neighborhood and the street name and the building number and the number of the apartment or shop.

• The name of the owner of the house as written in his personal identity.

• The national number of the owner of the property known as TC.

• The number of the passport of the hired and his name as in the passport.

• The duration of the contract and the date of receipt and delivery of the property.

• Sign the two parties with their names written next to the signature.

• The rental value must be written clearly and specifically.

• Agree on a specific value for the annual rent increase.

• Limit the duration of the lease and is often for one year.

• Mention the amount of insurance that will be paid to the owner of the house.


Some basic laws:

• As a foreigner you are entitled to rent a house with a signed lease in a way that explains the terms of payment.

• A copy of the contract must be kept, the contract is an all-round guarantee for the tenant and the lessor.

• It is not permissible to increase or decrease the rent until the lease expires.

• The landlord has no right to leave the tenant unless he needs the house for himself and his children.

• The homeowner can revoke the lease if you do not pay the rent at least twice per year.

The required documents:

  Valid Turkish residence / valid passport.

 A lease to be offered by the real estate office.

Renting a house will cost you the following:

The Deposit:
Its purpose is to cover the repair of any damages, and not non-payment of rent. They are usually equal to the amount of two months of the rent in general, or according to your agreement.

Commission for real estate office:
It is often the amount of rent for the house for one month, or according to the agreement with the real estate office.

Rent house:
Monthly house fare and you can also pay annually for a discount.

Utilities
The landlord will sometimes keep the utilities in his or her name, since there is no penalty or impact on one's credit rating for non-payment. The utility is simply shut off, and a fine is paid to restore it. If you get the utilities in your name, you can pay them at various banks or at the Turkish post office (PTT). On the back of your utility bills is a list of places where you can pay them.
